Do I get less value if you're only charging a 2% commission?

Absolutely not. One way you can be sure of this is to interview multiple agents and ask them, “What are you going to do to sell my home so that I can walk away with the most money?” Take note of the answers, and then compare to what I’ll do for you. During the interview, feel free to ask them if they offer a 100% satisfaction guarantee, because I do!

How can you provide the same value if you make less money?

Believe it or not, I make the same amount as other agents charging 2.5 – 3%, so of course I can provide the same service. Here’s a common scenario you should understand:

If I sell a $300,000 home for 2%, I make $6,000 (gross). If someone else sells the same home for 3%, they make $9,000 gross. But what about when the client is referred by another agent, or by a leads service like Zillow, or the Dave Remsey Preferred Agent programs. They willingly pay referral fees of up to 35% or more. They’re alreay down to less than $6,000 – and that’s before the split they pay to their broker.

I don’t rely on lead sources to get new clients, and I work with a broker who allows me to keep 100% of my commission. Because of this, I choose to pass those savings on to my clients. People have many agents to choose from, so passing these savings on to my clients is a way to set me apart from the others and say THANK YOU for choosing me!

 

How does the commission work if I buy and sell with you?

If you sell your home with me, I charge a 2% commission. If you then buy a home and the seller is willing to pay a 3% commission to the buyer’s agent, then I’ll rebate the additional 1% to you, offsetting the cost of selling your home! Here’s an example:

You sell your home for $300,000 and pay me a $6,000 commission. You then buy a $350,000 home and the seller offers a 3% commission. I would keep 2% of that and rebate the remaining 1% ($3,500) back to you! This means you’re only out of pocket $2,500, compared to another agent that might charge you 3% ($9,000) with potentially no rebate on the buy side.

I'm buying a home out of state. Is there still a financial incentive for me?

YES, and it’s very simple! If you buy a home with another real estate agent and allow me to get you connected with that agent, I will collect a referral fee from that agent and put that towards the commission you pay me on the sales side!
